Q: What is River Ranch?
A: River Ranch is a private, gatehouse community situated along 2-1/2 miles of Idaho's famous Payette River, in McCall, Idaho. When completed, the community will consist of 64 ultra-spacious home sites on 458 acres, each of which will offer panoramic views of the surrounding mountains, lakes and lush rolling hills.

Q: What makes River Ranch different from other developments in the McCall area?
A: There are several things that set River Ranch apart from other developments in the McCall area. One of these is the sense of privacy and spaciousness that the design of the community offers.  River Ranch homes will be constructed on an average lot size of five acres and placed within a building envelope that, combined with berms, trees and water features, creates an added sense of space, visual separation and privacy.  Perhaps the single most significant natural feature of River Ranch, however, is water. River Ranch’s developers have restored water courses and wetlands to create year-round streams and lakes, and then ensured that every designated home site is either situated on a lake, river front or includes a river view.  Our proximity to downtown McCall and Payette Lake, in combination with our many other amenities including the Members' Ranch House with its pool and Jacuzzi, hiking, biking, skiing and snowshoeing trails, riverside fishing pavilion, private-access boat slips on Payette Lake, use of the River Ranch electric lake cruiser and use of the Members' Cabin make this a unique subidivison for McCall.

Q: Who are the developers of River Ranch?
A: River Ranch is a collaboration between long-time McCall natives the DeBoer Family and their close friends of 30 years, the Hart Family.  While Judd and Diane DeBoer are best known as the owners and managers of the Brundage Ski Resort, Dennis Hart has enjoyed a long and successful career in banking, during which he has been involved in the financing of more than 1,000 real estate developments.  The two families purchased the River Ranch site as a working ranch some 20 years ago with the vision of creating a lasting legacy for their families and the community of McCall.

Q: How will River Ranch benefit McCall?
A: Besides the obvious benefits of construction jobs and property tax revenues, River Ranch will add to the existing recreational amenities that McCall enjoys.  The development has linked its seven miles of bike trails to McCall’s trail system, further integrating River Ranch to the community at large.  River Ranch is also working with a number of conservation groups to preserve and enhance the environmental integrity of the area.  As an example, River Ranch purchased a 21’ Duffy electric boat for its residents to use on Payette Lake and is also helping to fund efforts to maintain a scientific record of the lake’s health.
